Sell or Buy First

THIS IS THE "CHICKEN OR THE EGG" DELEMMA! SHOULD I FIND A NEW HOME FIRST THEN SELL MY CURRENT HOME OR VICE VERSA?

THE ANSWER IS SIMPLE!  Unless you have considerable financial resources, it could be risky to put an offer on a new home before your current home has a firm offer on it. You may not want to own two homes and have two home payments at the same time. However, selling your home prior to finding a new home could require you to move twice.

When you make an offer to purchase on a new home you can always make the offer contingent on the selling of your home. This is a very common practice. Typically, there is a 'bump clause'. In the case where the Seller has accepted another (secondary) offer NOT continent on the sale of another property, the Seller can serve you notice to waive your sale contingency. ( bump your offer ) In this case, if you did waived your contingency you would have to be prepared to own two homes.  I you do not waive your sale contingency you would have to look for another home to purchase.  Once you have an accepted offer to purchase on a new home it's important to get your home sold so you don't get 'bumped'. This is where our Superior Marketing has it's advantages.  

You cannot accept on offer to purchase on your home contingent upon you finding a new home without giving the Buyer an escape clause. This is done so that Sellers cannot 'lock in' the Buyer indefinitely.
